The Adelaide bond cleaning checklist landlords actually use

A bond cleaning checklist in Adelaide covers six areas: kitchen, bathrooms, bedrooms and living, laundry, general fittings, and outside. Property managers inspect against a defined list, and anything missed on that list can cost you part of your bond. This is the full version, room by room.

When your property manager walks through for the final inspection, they aren't guessing what to check. Every agency uses a version of the same handover checklist, and it goes further than most tenants realise. Skirting boards, exhaust fans, light switches, tracks in the sliding doors. Small things that add up to a re-clean fee if they're missed.

This is the full checklist a proper end of lease clean should cover. Use it to check a quote before you book, or to spot the areas you'll want to clean yourself before the cleaner arrives.

Kitchen

The kitchen is where most bond deductions start. Grease and food buildup are obvious even after a quick wipe.

  • Oven inside and out, including racks, trays and glass

  • Stovetop, burners and drip trays

  • Rangehood, including the filter and vent

  • Splashback and tiles behind the stove

  • Benchtops

  • All cupboards and drawers, inside and out, including the tops

  • Sink, taps and drainage

  • Dishwasher inside, including the filter

  • Fridge cavity if applicable

  • Floors, including edges and corners

  • Skirting boards

Bathrooms

Bathrooms fail inspections more often than any other room because mould and soap scum are hard to shift.

  • Shower screens, tracks and hinges

  • Tiles and grout, floor to ceiling

  • Bath and taps

  • Shower head and mixer

  • Toilet, including behind the seat and around the base

  • Vanity, drawers and cupboards

  • Sink, taps and mirror

  • Exhaust fan cover, dust removed

  • Towel rails

  • Floor and skirting

Bedrooms and living areas

Empty rooms hide dust in places most tenants forget.

  • Skirting boards, wiped not just vacuumed

  • Doors, door frames and door handles

  • Wardrobe interiors, shelves and rails

  • Light switches and power point covers

  • Mirrors

  • Windows, tracks and sills

  • Blinds and curtain rails

  • Ceiling fans and light fittings

  • Air conditioning vents

  • Cobwebs from ceilings and corners

  • Carpets vacuumed, hard floors mopped

Laundry

Small room, easy to miss.

  • Sink, taps, cupboards

  • Walls behind the washing machine

  • Floor and drainage

  • Exhaust fan and vent

  • Shelving

General fittings across the whole property

Things the property manager will check as they walk through.

  • Walls spot cleaned for marks, scuffs and handprints

  • Light fittings free of dust and dead insects

  • Ceiling corners free of cobwebs

  • Air vents and returns wiped

  • Smoke alarm covers dusted

Outside

If it's part of the lease, it's part of the clean.

  • Balcony floor swept and mopped

  • Patio, deck or courtyard swept

  • Garage floor swept

  • External windows if included in the quote

  • Cobwebs around eaves and doorframes

  • Bin area rinsed if required

Add-ons your lease may require

Read your lease. If any of these are named, they need to be done and receipts kept.

  • Professional carpet steam cleaning with receipt

  • Pest or flea treatment if pets have been at the property

  • Rubbish removal for anything left behind

  • Wall washing beyond spot cleaning
