How to compare cleaning companies in Adelaide without getting burned

Comparing cleaning companies in Adelaide comes down to six things: what's included in the price, insurance, staff model, guarantees, reviews and process. Compare these before comparing dollar figures, and the cheapest quote often turns out to be the most expensive.

Three cleaners quote your property. One's $200. One's $340. One's $520. The natural instinct is to pick the middle one. Sometimes that's right. More often it's just averaging the wrong way to compare.

Cleaning quotes look the same on paper because the industry hides its differences behind the same words. Reliable. Professional. Trusted. Detail-oriented. Every website says it. Comparing on those words is a coin flip.

This is the checklist to compare on instead.

What's actually included in the price

Ask each quote to send you the checklist that matches the price. If a cleaner won't send one, that's your answer.

Compare like for like. Is carpet steam cleaning included or an add-on. External windows. Oven deep clean. Wall washing. If one quote is lower because it excludes half the list you need, it isn't lower, it's incomplete.

Insurance

Ask for the certificate. Public liability, minimum $20 million. Workers compensation for their staff.

A cleaner without insurance saves you nothing when something goes wrong. If they damage your floors, your appliances, or slip and injure themselves on your property, you're the one wearing it.

Staff model

Are the cleaners employees of the company, or subcontractors managed by a booking platform?

Employees are trained, held to a standard, and paid by the company that quoted you. Subcontractors are hired per job through a platform, and the person turning up may have never worked for that company before.

Neither model is automatically wrong. But if you're paying premium prices for a subcontractor found on Airtasker last week, you're paying for a middleman, not a service.

The guarantee

What happens if you're not happy with the clean? Read the answer carefully.

The real answer looks like this: "If your property manager flags an issue on inspection, we come back within 72 hours and fix that specific item at no charge." Defined response, defined scope, defined cost (zero).

The vague answer looks like: "We stand behind our work" or "We'll come and have a look." Neither is a guarantee. Both are a way to avoid making one.

Reviews

Google reviews matter, but read the recent ones, not just the star rating. Look for patterns.

If the recent reviews say "cleaner was rushed" and the older ones say "cleaner was thorough", that's a business that grew fast and lost quality. Skip.

If the reviews mention the same team members by name over months and years, that's a business with staff retention and consistent standards. Book.

The process

Ask each cleaner to walk you through their process. Do they use a defined checklist? How do they train new staff? How do they check the work?

A real operator has thought about all three. A rushed answer means the process isn't real, it's marketing.

Price benchmarking

Once you've compared the six above, then compare price. And be realistic about what different price points buy you.

  • Bottom of market ($150 to $250 for a bond clean): almost always understaffed, uninsured or subcontracted. Book at your own risk.

  • Middle ($300 to $500 for a bond clean, typical property): standard commercial operators. Quality varies. Reviews and guarantees matter more here.

  • Premium ($500+ for a bond clean, typical property): established company, proper systems, staff retention, real guarantee. You're paying for reliability, not just cleaning.

The one question that saves you the most trouble

"Can I see your checklist and your guarantee in writing, sent by email, before I book?"

Every real operator says yes without pause. Every corner-cutter finds a reason to delay. That single question filters out most of the risk.

The Stronghold approach
